Annual Winter Membership Meeting

Our Pine Forest Annual Winter Membership Meeting will be held at Sun Mtn Lodge, as is our custom; on Saturday, December 31 at 3:00 PM. We will be discussing our Annual Operations Budget and asking for a final vote on same. Time for discussion of other matters will also be available. We urge all of you who are able to come, to join us at Sun Mtn. Lodge on Saturday. 2006 General Operations Budget

Enclosed is our proposal for our operations budget for 2006. Please note the following - the cash position for the Association has been in negative numbers for the last year. Costs are escalating and we need to balance debts and receipts. We also need to bring our Manager’s Salary in line with other comparable positions in the Valley; we need to allow sufficient funds for road maintenance, and to plan for higher costs in everything from paper to postage. The only way we can do this is to raise our Association dues to $350/year; an increase of $100/year.

Upcoming Events, etc. for 2006

We are nearly complete with our major Water Project that was begun this year. The only work remaining is to correct a couple of unexpected problems, none of which will affect water availability during the winter, and to finish the cleanup. We had to suspend operations when we received our first substantial snowfall, making work too dangerous to complete. The contractor will be returning in early spring to finish the work.

Home construction

This last year we had five new homes built in Pine Forest, bringing our total to 75. We are aware of at least 5 more due for construction in 2006 – and perhaps more will yet be built.
